Is this a title search or title opinion?
No. DeedRoot produces a property-record report — a compilation of recorded public documents. It is not a title search, title opinion, or abstract of title under Ala. Code §34-3-6(c), and it is not the practice of law or a guarantee of title. Use it as a research tool to speed up your own examination; the legal determination of title remains with a licensed professional.
How accurate is it, and what’s the guarantee?
We compile from the same Mobile County Probate Court records you would search by hand. Our accuracy guarantee: if we miss a recorded transfer in the chain we produced, your next 10 pulls are free and we refund the pull. We’d rather make it right than have you doubt the report.
How far back do the records go?
Standard pulls cover 1980 to present, which is the indexed online record window. Need to go further? Pre-1980 records are available at $149/pull — we pull the older book-and-page instruments directly.
Can I cancel anytime?
Yes. Cancel anytime from your account — you keep access through the end of the current billing period.
How do credits work — what does one pull cost?
1 pull = 1 credit. Your plan includes a set number of credits each month (for example, the Founding plan includes 10 pulls/mo); building one property’s complete chain of title spends 1. Every re-run, fork, and re-pull on that same property is included — you’re only charged again when you build a different property. See the pricing pagefor each plan’s included pulls.
Can I put my agency’s brand on the report?
Yes. Upload your logo and brand color in your account and every PDF is white-labeled as your own work product.
